Maintenance & PEB

Boiler maintenance in Brussels: prepare your PEB inspection

Inspection frequency, documents to keep and questions to ask: guidance for organising your boiler's ongoing care.

Cooler days are a reminder of the importance of looking after your boiler. In Brussels, maintenance and periodic PEB inspections need a clearly defined scope. Here is how to prepare your appointment and keep records that are easy to find.

1. Check when your appliance is due

Brussels Environment specifies a periodic PEB inspection every two years for gas boilers and water heaters, and annually for oil or solid-fuel boilers. It must be performed by someone with the appropriate certification. Work on combustion or relocation of the appliance can also trigger an inspection. Check the official rules for your situation.

Find the latest certificate rather than relying on an approximate date. If you have just moved to Ixelles, Jette or another municipality, ask the owner or property manager for installation documents. List anything missing: certificate, manual, reference or previous contractor’s details.

2. Specify the service when booking

A request for ‘maintenance’ can mean different things. Specify preventive maintenance, a regulatory inspection, a repair for a fault or several of these services. The quotation should make clear what is included, which parts may cost extra and which documents you will receive.

Bosch describes cleaning, component checks, combustion measurement and leak-tightness checks among its maintenance procedures. These are professional tasks. This example helps you ask about the appointment’s scope; it is not a contractual list applying to every visit.

Questions to prepare

  • Does the service include the requested PEB inspection and its certificate?
  • Who performs the inspection and how can their certification be checked?
  • Which travel costs, supplies or repairs are excluded from the stated price?
  • How will I be informed if additional work is necessary?

3. Prepare simple records and access to the boiler

Gather the brand, model, previous reports and useful invoices. A photo of the visible reference, taken without dismantling anything, reduces confusion between similarly named appliances. Add brief observations: unusual noise, irregular hot water, recent shutdown or a need to restore pressure.

Before the visit, clear access and agree who will be present. In apartment buildings, check access to the plant room and any manager’s permission. Mention parking difficulties or the floor when booking. Practical preparation does not replace diagnosis but avoids discovering an obstacle on the day.

4. Understand and retain the documents received

The PEB certificate records the inspection result and any non-compliance. It is different from a payment receipt. Ask for explanations of findings and required follow-up. To divide responsibilities between tenant, owner and property manager, check the lease and Brussels Environment guidance.

Create a digital folder for each home with four sections: appliance, certificates, work and due dates. Name files with the date and service. Afterwards, record the next recommended appointment and actions to arrange. This is particularly useful when several people manage the property.

5. When should you not wait for scheduled maintenance?

A persistent fault or leak needs a specific enquiry: describe the symptom instead of booking only standard maintenance. A smell of gas requires emergency action. Leave the dangerous area and call Sibelga from a safe place on 0800 19 400, following its official instructions. The quotation form does not replace this channel.
